The villa may be suitable for the Greek Golden Visa only if its price, lawful area, property category and transaction meet the rules in force at completion.

Potential eligibility in Akrata

For standard residential property purchases outside designated high-threshold locations, current guidance generally identifies a minimum purchase value of €400,000 in one property with at least 120 m² of main spaces. Special €250,000 routes may apply to qualifying conversions or listed-building restoration, but they should not be assumed for this villa.

No automatic claim should be made. The asking price, officially registered area, lawful residential use and exact legal position must be checked by an independent Greek lawyer before the property is advertised as qualifying.

Short-term rental restriction

A property used for a Golden Visa application cannot be operated as an Airbnb-style short-term rental under the current framework. Long-term leasing may be possible. The website must never promise both Golden Visa qualification and continued holiday-rental operation as a single combined benefit.

What buyers should verify

Threshold applicable to the location; purchase price; single-property requirement; lawful internal area; permitted use; payment structure; title; planning compliance; family eligibility; renewal requirements; and any legislative changes before signing.
